A fixed window doesn't open at all - no sash, no track, no hinge. That sounds like a limitation until you realise what it buys you: the entire frame opening becomes glass, with none of it given up to a moving sash's overlap or a track's depth. But for specific spots, giving up the ability to open the window is a fair trade for what you gain. A double-height stairwell wall rarely needs manual ventilation control, but it benefits enormously from maximum daylight reaching down through the floors. A living room wall facing a garden or hillside view loses nothing practical by being fixed if the room already has a door or a casement section nearby handling airflow. And in a facade design sense, a large fixed pane simply looks cleaner - no visible sash lines, no track, just glass framed by a slim aluminium border.
Glass Options for Fixed Windows
Because fixed windows are often the largest single glass panes in a building, glass choice matters more here than in smaller opening windows. Toughened safety glass is standard for any pane at a height or size where breakage risk is a real concern. Tinted or low-reflectivity glass helps on west or south-facing walls that would otherwise get significant solar heat gain through a large uninterrupted pane. For upper floors or double-height walls, we also assess wind load and specify glass thickness accordingly, since a large fixed pane needs to resist wind pressure without any opening mechanism to relieve stress the way a hinge or track indirectly can.
Frame Design for a Clean Look
Since there's no sash to hide sightlines behind, the visible frame border on a fixed window is often slimmer than what you'd see on an opening window of the same size - there's no need to accommodate hinge hardware, track depth, or a sash overlap. We size the frame to the minimum needed for structural glazing support, keeping as much of the opening as possible as clear glass.
Installation Process
Large fixed panes are heavy, so installation planning matters - we assess access to the opening (can the glass go in through a doorway, or does it need to go up externally) before committing to a pane size. The frame is fixed into the opening first, then the glass is set into place with structural glazing gaskets or beads, and sealed on all sides. We test the seal for weather-tightness before considering the job complete, since a fixed window has no moving parts to inspect later - the seal is the only thing standing between the glass and the weather.
